Uniform Agricultural Appraisal Report - Farm Credit East, ACA, August 1, 2011

THE [AMES FARM] consists of 169 acres with frontage along the east side of Peck Settlement Road and along both sides of Willard Street Extension.  80.7 acres are cropland with the majority being nearly level well drained soils.  There is approximately 20 acres of cropland on the southern end of the property that is capability class III soils with more slope.  The cropland is all tiled as needed to improve drainage.  There is a large portion of the property that is also utilized as pasture with good quality barbed wire and high tensile fencing.  A pond in the pasture supplements the well water supply for livestock, and is also very attractive.  Improvements on the property consist of a large brick single family home, a dairy facility, heifer barn, two M/E sheds, and old milk house used as a garage [work shop], and a tenant house.  The improvements are well maintained and currently being used.  The property includes gas and oil rights, which have been leased with two gas wells on the property that are currently in production.  They provide 200,000 MCF free gas to the farmstead and royalties.

The soils on the farm are some of the best in the area - some of the best in America.  Located east of Lake Erie, the area benefits from year round precipitation with an average 43 inches.  Crops never need irrigation, the wells and ponds are always full, and springs abound.

Among the flat fields, the farm enjoys rolling hills with over ~200 feet of undulations.  At 1450' in elevation, the Upper Pasture is one of the higher points in the area.
